Basement

Walkout basement suite

An unfinished walkout became a lounge, kitchenette and guest room, with the window wall opened up for daylight.

Materials: Luxury vinyl plank, painted oak millwork, quartz bar top

Kitchen

Galley opened to the dining room

We removed the divider wall, ran a nine foot island and rebuilt storage around the way this family actually cooks.

Materials: Custom shaker cabinetry, quartz counters, ceramic backsplash

Bath

Primary bath, tub to walk-in shower

Waterproofed from the pan up, with a double vanity, large format tile and a niche sized to real bottles.

Materials: Large format porcelain, glass panel, matte black fixtures

Flooring

Main level floor run

One continuous run through living, dining and hall with the subfloor leveled first so nothing telegraphs.

Materials: Engineered white oak, flush transitions, new base trim

Paint

Stairwell and hallway refresh

Two stories of walls, ceilings and trim repainted, with the railing stripped and refinished in place.

Materials: Eggshell walls, semi-gloss trim, refinished handrail

Deck & Patio

Two level deck and string lighting

A dining level off the kitchen door steps down to a lounge platform, wired for lighting before the boards went on.

Materials: Composite decking, cable railing, low voltage lighting
